Create a single property website using a service like Realbird.com or singlepropertysites.com or https://www.relahq.com that allows for you to syndicate your property to 20+ search portals. Realbird requires you select yourself as a real estate professional!
Create a video of your property and post it to YouTube, Craigslist and more . Did you know that YouTube is the second largest search engine in the US? Yep, getting your property onto Youtube could go a long way toward getting you organic search exposure. And you don’t even need a video camera to create the video! You can use a free service like Animoto.com to create a video photo slideshow.
Create A Blog or Facebook Page For Your Property. Get people to subscribe or become a fan in order to learn about how the sale is going!
Google – “Real Estate In …” Your Area (Marietta, Roswell, Woodstock ,etc.) Then go to every agent’s website you find and “Friend” him/her. Moving forward, be sure to drop a line or 2 about your property to your Facebook profile on a daily basis. Sure, agents will see your property and approach you for your listing. But the best among them will keep your property in the back of their mind in order to do the best possible job for their buyer clients. Find some local blogs in your area. Comment on them, be sure to use the Website for your single property page so when folks see your comments and want to know more about you – they see your property!
Make Sure your sign is VERY Visible with a phone number, the single property website, & QR code.
If you’re on Zillow (and if you are not you should be) You can easily increase viewership by doing a video and posting it on Zillow. Download the zillow app and follow instructions. The Video is 2 minute or less and no sound is allowed so you don’t have to worry about what you’re going to say! It does put your home at the top of all Zillow searches for your area.
You can add an owner comment -in the Owner View you can edit the facts, change the comps they use, write about what you love about the home and Add additional information. This is a great way to add more detail about your home and get buyers interested.
If you are priced below the Zestimate – why not advertise that fact on Zillow, Craigslist and everywhere? If you’re priced above the Estimate zillow provides, you might want to use the video and the owners comment to show the potential buyers why your home is worth more than the Zestimate (and they are often off; if you’ve claimed your home you can sometimes change the Zestimate by adding more details.)
I also suggest that you attempt to bypass the Zillow Agent feed by putting your phone number in to call at the top of your ad. Right now buyers are just clicking “I want more information” and their contact info is going straight to an agent (maybe 3 agents) unless they pass over the contact button, un-click the agent/lender boxes, click the owners box and then go backup to click the contact button.
